It could well be a lack of communication, but it might also be an administrative/legal process.

Look at it their side - a tenant has been late/in arrears twice in quick succession. They have to follow due process.

I suggest you send them a letter too, clearly laying out and stating the cause of the situation (outside your control/you had no idea that the standing order had not been honoured by bank/happened again/how upset you are about it/as with the previous time, you showed good faith by ensuring arrears were caught up as agreed/blah blah).

Make sure you get any further agreement in writing, and if they write back suggesting anything other than you're not taking it seriously, write back again to refute that - all as politely and without anger as possible.

If you have things in writing then there's a clear paper trail - on both sides.

I'm certainly not saying you're about to be thrown out, but they have to cover themselves if a tenant turns into a nightmare...

Magistrate: so how many times has the tenant made non-payments?
Landlord: three times.
Magistrate: but you only sent them a warning letter this last occasion?
Landlord: ....er....

or

Tenant: .. but they said it was okay!
Magistrate: and you have this in writing?
Tenant: ...umm.....

Sorry for the practical response, I do empathise. I'm sure someone will be along with proper chocolate digestives and sympathy in a bit! :D

Sorry to hear about the situation you've been put into Phil, I'd feel exactly the same in those circumstances. I hope you can get things sorted out tomorrow.

Sorry to hear it Phil, first thing tho is to sort out your paperwork with a cool head and to keep copies of all corespondence you send them. Putting you on the street is a last resort as this is only a blip so all the best. It's so tempting to put a shedload of fecks into the pencil-necked bureaucrats but not worth it.

Thank you T for practical advice. Much apreciated. Bob, i actually did laugh out loud when i saw the biccies so thanks for the uplift, and cheers Wulfie i can be restrained with beaurocrats if inwardly cussing simultaniously. Thanks to you all. Fingers crossed and letter started.

Sorry to hear about your troubles Phil. The bureaucracy of modern life makes you just want to bash your head against the wall sometimes. I'm sure Cosy is right and they're probably just following a standard procedure. This is so often the case and in this age of call centres decisions made by computer that it is impossible to get organisations to take individual case circumstances into account and deviate from their pre-determined script in the way they deal with things.
As the other guys' excellent advice says, get everything in writing and make sure you put your proposal to deal with the arrears in writing too - don't forget to keep copies.
Try not to worry mate, I'm sure you'll be able to get this sorted.

mirroring all the above. Sorry to hear about the situation Phil, I've been in similar schtuck in my life. One thing to bear in mind is that the process of evicting takes time, and that's time you can use to iron out this mess and get back on an even keel.

Cosy has is bang on saying its most likely just process at this stage and getting it all in writing with a level head is the way to go. I would also say call then as well, so you can discuss it and advise that you are sending your explaination / situation in in writing. Remember, All calls are recorded for quality and training purposes, and you can record calls too, provided you tell the other caller they are being recorded and the purpose of the recording at the beginning of the call.

There's a lot of good advice posted above Phil, sorry to hear of your problems with bureaucracy. I had a similar situation some years ago and it was advice like the above that helped get it sorted.

The girls send a Boobie pic to cheer you up.

You cannot trust anyone with anything it seems and I sympathise with your ordeal! Everybody is cutting and cutting costs so there's probably one finacial officer for this sector of the galaxy now. And the staff they do have are low paid and disspirited and have no more loyalty and interest than their management do in them!
I've had a similar experience with the NHS. Fell and damaged my knee in May! Can't walk and it's hell. "Well!" said the medics; "We cannot start treatment until we know what we are dealing with; lets put you in for a scan." So I wait, and I wait and weeks go by and then months and then last week (that's five months of agony) they say: "Oh! we've just rejected your request for a scan!" Total treatment since may = two half-hour sessions of physio!

That sucks a big fat one. With burnt hairs stuck to the outside of it. :wtf

The only thing you can do is keep annoying your GP, every week if possible, complaining how much pain you're in, asking for prescriptions, until you use up so much of his/her budget that they offer to drive you to the fucking appointment themselves.

Remember, in a bureaucracy, the squeaky wheel gets the oil can. ;)
